Conception, planning, execution and operation have to be viewed as mutually dependent entities. The first three years are usually the most critical ones. With our operating costs guarantee our clients have one important consideration less to deal with and worry about that is usually most cumbersome at the beginning: the relationship between the investment and the return on investment. Because we have such a strong confidence in our own performance, we are able to adhere to the previously agreed cost structures and operating results. We monitor, supervise and optimize the operational success with a fixed amount allocation.

Service Description
Pre-opening Construction of the technical operation at the end of the building phase. Contains the following activities (also available on an individual basis):
Deadline and budget planning Design and monitoring of the work plan for the pre-opening management and the operational investment budget
Service/maintenance Maintenance organization with support to maintenance contracts closed with third parties
Personnel Monitoring of workforce training
Organization Definition of the configuration and activity organization as well as recruiting a qualified technical workforce
Cleaning concept Developing a cleaning concept as a basis for the external cleaning partner
Machinery and equipment Defining the requirements for the bulk furniture

Technical operational supervision
Coaching Know-how support to the management team with technical issues
Management assignment Running operations as outlined in the contract, relying on competent external partners
Tenancy Running the spa at own risk with competent partners
Optimizing profitability Analyzing operations to seek out potential for increasing profitability
Energy optimization Identifying potentials for increasing profitability in the area of technical equipment (e. g. energy savings, sewage improvements, etc.)
Technical reconstruction study Appraisal of reconstruction requirements and initial investment estimate
Operational guarantee over three years Technical operation on one’s own with the technical operational guarantee previously agreed upon
